The holidays will come and go but what will you remember? Why leave it to chance while there is still time to make it a Holiday Season to remember?

Small Towns in Maine Series: Owl’s Head

If you find yourself in midcoast Maine and you don’t like the people around you, you are probably not in Owl’s Head. There are not a lot of T-shirt shops or knick-knack stands, and no national, name brand stores or chain restaurants to draw in earth’s masses. Owl’s Head is a quiet place, for quiet people that simply want to enjoy coastal Maine at it’s best.

Have You Refinanced Yet?

Have You Refinanced Yet?

Given the crazy market we find ourselves in, many sellers are cashing in by selling their homes. Others take a different approach - they have leveraged higher property valuations to refinance their mortgages and even pull out cash.

With mortgage rates at historic lows, it’s the perfect time to consider refinancing your home. If you’re looking for ways to cut costs and save money in 2021 - then taking advantage of these current rates with a new loan should be at the top of your list. Some of our clients have already refinanced their mortgages this year, and they not only saved significant interest through the life of the loan and lowered their monthly payments - but also pulled out cash to make home repairs and improvements - which makes their home more pleasant to live in and further boosts home value for the future. It is a beautiful cycle to take advantage of when the market is in your favor.

Others pulled out cash to pay down high interest debt, start a home business or invest for retirement.

Depending on the amount of equity in the property, credit score and your Debt to Income Ratio, you may not even need an appraisal (that is how much equity many people have sitting in their properties).

Should I Sell My Home Off-Market? Six Part Series: Part Six

Getting a home sold and sold quickly in this market is not hard. Anyone can sell a home right now. The goal of selling a home should be more than simply to sell or sell quickly. Instead, the goal is to take advantage of the very best sellers’ market in history to get the best price - and with as little hassle as possible.

Many sellers are thinking that because the market is so hot, that they can get a good price in an off-market sale.

Depending on your circumstances, selling off-market can be a great idea - unfortunately, it can also leave tens of thousands of dollars on the table.

Why Getting Top Dollar For Your Home Takes More Than Just Throwing It On Zillow - or Uncle Henry’s. Six Part Series: Part Three

Want to get the best price for your home in Maine’s hot, sellers’ market?

Although new home sales across the country may have hit a peak, data released for May 2021 by the Maine Association of Realtors shows Maine remains very much a hot sellers’ market. In Maine, 1,613 single-family homes changed hands last month, a 28% increase from the 1,257 homes that sold in May 2020. The median single family home sale price in Maine was $305,000 last month, a 28% increase over the same period last year and a 25% increase over 2019 prices.

Most people don’t realize there is much more to selling a home than taking a few photos and throwing it in Uncle Henry’s, Zillow or on Maine Listings (Maine’s Multi-Listing Service (MLS)), especially if you want the best price and the best contract terms for your property.  Throwing a home on Zillow and leaving it there will not attract as many buyers as a strong selling system -- and could cost you tens of thousands on the sale of your home as well as favorable contract terms like rent backs, closing cost coverage, closing date selection and waivers of inspections or appraisals.
