North Freeport: Pleasant Hill, Wardtown and Route 125

North Freeport has had more home sales than any other part of Freeport in the last two years, and most of those houses were built after 1990. This is the broad wooded country north of the village on both sides of I-295, from Pleasant Hill Road on the east to Route 125 and the Durham line on the west. Buyers here want a newer house on a private lot and a Freeport address.
History
This was Freeport's farm country into the twentieth century. Pleasant Hill Road still has its farmhouses, among them the 1812 house at Wealden Farm. Wardtown was its own settlement around the schoolhouse on Wardtown Road. The subdivisions came in waves after 1985, when the 2.5 acre rural minimum shaped lots that are large by village standards and small by farm standards. Local builders have put up most of the houses on Renee Road, Jackson Boulevard, Frederick Drive and Orchard Hill since 2015.
The houses
Colonials, capes and farmhouse style new builds from 1990 to the present on 1 to 4 acres, often on association roads with a yearly maintenance fee. Older capes and ranches on Baker Road, Prout Road and Radley Road. A handful of mobile homes on the rural roads. The occasional antique farmhouse with a barn. Everything is on well and septic. The MDR-I district, the subject of the Island Rover ballot question, has an inland section here along Wardtown Road.
Trails and landmarks
Florida Lake and its town park off Route 125, which it shares with West Freeport. Hedgehog Mountain and the other Freeport Conservation Trust trails. Pettengill Farm and the Harraseeket estuary at the south edge. The Brunswick line and Bowdoin College 10 minutes north. Exit 22 on I-295. The village is 3 to 5 miles, Portland 25 minutes.
The market
In the two years ending October 2026, North Freeport had more home sales than any other part of town, a little over a quarter of all Freeport sales, and about four in ten of them closed at $700,000 or more. Houses here are mostly newer and sell to buyers paying for the house rather than for water or history. Based on information from the Maine Real Estate Information System, Inc. Balsam listed and sold the farmhouse at Wealden Farm, 19 Pleasant Hill Road, in 2024.
What we check before a listing here goes live
The road association agreement and whether the fee is current. The septic design against the bedroom count, which on newer houses sometimes differs by one. Builder warranty terms on houses under five years old. Whether an accessory apartment was permitted.
