Buying Your Home with Balsam

Balsam brokers work together as your team to find you the best home to fit your needs and we are with you every step of the way. We have decades of experience to provide you guidance in the midcoast and southern Maine region and insight into local market conditions.

What is the Process?

  1. Introductory Meeting

    We will schedule an introductory meeting to sit down and get a sense of what your needs, and what your dream home looks like.

  2. Lender Selection

    We will help you comparison shop with lenders to make sure you are preapproved and ready to buy with the best financing for your needs.

  3. Search for Homes

    We will set you up directly on the MLS so that you we can search together for properties to visit - we will also provide you with off market and “coming soon” listings that may not be on the MLS yet.

  4. Visit Homes

    We will attend all showings, and unlike many firms that only have one agent assigned to you, you will have a team of people behind you.

  5. Negotiate Price & Terms

    Once you find a property, we will negotiate the price and terms for you - see our blog about the importance of contract terms;

  6. Closing

    Once we have an agreement, we will see you through every step of the inspection, financing, title and closing process. See our blog about this critical period. We have a team of people ready to help you with every step. This is normally a 30-60 day process, and if you are unable to be involved, we can handle it all for you.

  7. Move in

    We can also help you with your new home to make it green, energy efficient, ready for age in place or just help you make it your own.

  8. Balsam Loyalty Program

    Our team is yours for life. We have a Buyer’s Program, if you sell your home with us in the future - you will received our full services at a discount.

How does your Buyers’ Agent Get Paid?

Buyers agents have an agreement with you to represent your interests alone. Often Buyers will pursue a property on their own assuming they will get a better price working directly with a listing agent - but remember - listing agents work for the seller - they have no duty to get you the best price or best terms. They have no duty to you other than honestly. It is like entering into a lawsuit and trusting the other party’s lawyer to negotiate on your behalf. Buyer’s agents have no divided loyalties to you.

Payment for our services is normally from the seller. In listing a property on the MLS, sellers must promise a minimum amount of compensation promised to the Buyer’s Agent for bringing a buyer. So this would mean our representation often comes at no cost to you. We can talk in detail about this at our initial consultation.
